Project Snapshot
- Neighborhood/City: Bayshore Beautiful, South Tampa, FL
- Property Type: Two-story Mediterranean-inspired single-family home
- Roof System/Materials Used: 24-gauge standing seam metal roof in Mansard Brown, waterproof underlayment, custom metal flashing, and repaired roof decking
- Season of Completion: Late Summer 2026
The Challenge
This Bayshore Beautiful home had the classic South Tampa character of a Mediterranean-inspired residence with an aging barrel-tile roof, but the roofing assembly was beginning to show the effects of years of heat, moisture, and storm exposure. The project photos reveal the original red-brown tile system being removed and several areas of exposed decking that required attention before the new roof could be installed.
That is especially important in Bayshore Beautiful, a South Tampa neighborhood extending between Himes Avenue and Bayshore Boulevard along Hillsborough Bay. The area combines established Florida homes with Mediterranean-influenced and newer custom residences.
Florida sun, humidity, tropical downpours, and seasonal winds can gradually weaken underlayment, fastener locations, roof edges, valleys, and deck sections beneath a tile system. The timing of this project made those concerns particularly relevant. By late August 2026, Tampa had already recorded 6.90 inches of rainfall during the month, while average daytime highs were around 91°F.
Scope of Work
Steadfast Roofing began with a complete tear-off of the existing tile roofing system. Once the heavy tiles and old waterproofing materials were removed, the roof deck could be evaluated section by section.
The installation photos clearly document localized carpentry and roof-deck replacement. Sections of compromised wood were removed and rebuilt to provide a solid, dependable fastening surface for the new roofing assembly rather than simply covering questionable decking.
After deck preparation, Steadfast Roofing installed a continuous waterproof underlayment across the roof slopes. This secondary moisture barrier is particularly important beneath metal roofing in Tampa, where roof surfaces experience extreme heat followed by sudden summer thunderstorms.
The new system consists of 24-gauge standing seam metal panels in Mansard Brown. Each panel was carefully laid out across the home’s hips, valleys, eaves, ridges, and architectural transitions. Custom metal detailing was incorporated around wall intersections and the home’s distinctive decorative roof features, creating both clean water-shedding paths and a precise finished appearance.
The Result
The transformation is dramatic. The weathered barrel-tile roof was replaced with crisp vertical seams and rich brown metal panels that complement the home’s cream-colored stucco, dark window details, wooden garage doors, and Mediterranean proportions.
Mansard Brown preserves the warm visual character associated with the previous tile roof while creating a noticeably cleaner and more contemporary profile. From the street, the narrow standing seams emphasize the home’s roof geometry, while the concealed-fastener design creates a smooth, high-end finish.
The result feels appropriately upscale for Bayshore Beautiful without looking out of place among the neighborhood’s varied architectural styles.
Why This Project Matters
Bayshore Beautiful sits alongside one of Tampa’s most recognizable waterfront corridors, with Bayshore Boulevard following Hillsborough Bay along the neighborhood’s eastern edge. That waterfront setting is part of the area’s appeal, but South Tampa homes must also contend with humid conditions, heavy summer rainfall, thunderstorms, intense UV exposure, and wind-driven weather.
For local homeowners, this project demonstrates why a roof replacement is about much more than the visible surface. Deck condition, waterproofing, flashing, transitions, and edge details must all work together. Combining those fundamentals with a 24-gauge standing seam metal system gives this Bayshore Beautiful home a durable new roofing assembly while preserving its distinctive architectural character.
